What is the Vista Oaks Municipal Utility District?
The Vista Oaks Municipal Utility District (MUD) is a political entity created to serve the water and wastewater requirements of a defined area of Williamson County, Texas.
The MUD has the power to levy taxes to support its operations and facilities and is generally responsible for preserving the value of properties within its boundaries.
Who is in charge of the MUD?
You are! The Vista Oaks MUD is governed by a Board of Directors. The five elected directors contract with several professional companies and specialists to provide management, billing, legal, financial, engineering, maintenance and other services to the district.
When does the Board meet?
The Vista Oaks MUD Board of Directors meets quarterly on the 2nd Monday of the scheduled month. These meetings are open to the public and begin at noon.
What services does the district provide?
The Vista Oaks MUD provides water and wastewater (sewer) service and solid waste (trash) pickup.
Other services, such as electrical power or gas, are provided by other outside entities.
What do these services cost?
The district’s service fees, deposits and other charges are outlined here. Charges for water usage are based on the number of gallons used and are broken into several rate categories. Detailed information about the district’s residential and commercial policies, rates, fees and service charges may be found in the district’s Rate Order.
How do I apply to set up service?
Apply at the Crossroads Utility Services offices to set up water and wastewater services.

Why do we have an HOA and a MUD?
The Vista Oaks Homeowners Association (HOA) is responsible for your trails, recreational amenities, common area maintenance, architectural control and restrictive covenants enforcement. The Vista Oaks MUD is responsible for providing water and wastewater service and for maintaining the infrastructure (pipes and stuff) that carry these liquids.
I want to add a deck to my house. Do I need to check with anyone?
Contact the Vista Oaks Homeowners Association (HOA) before you modify the exterior of your house or add any structure to your property. The HOA has full architectural control within the Vista Oaks MUD and must review any modifications or additions.
